I think most landlords out there believe they are exclusively locked in with their property manager until the end of a lease. It’s the reason why things become so out of hand by the time they move on, because they didn’t realise they can change at any time once a tenant has been placed.

The only exclusive time an agent has is during the leasing period, that’s if they have signed an exclusive authority. Once your tenant is in place, there is no obligation to stay with that same agent and you can move on the day after, unless of course there has been some other arrangement that you entered with the agent. Though for most landlords, there is no exclusivity beyond leasing the property.

The best part is, it’s super easy. All you need to do is choose another property manager and give them the authority to look after your property. They will do the rest. They will make the phone call to let the other agency know and they will organise to pick up of have sent all relevant documentation, leases, keys and ledgers.

The most important thing is not to wait. Once you feel the services has dropped off and you become increasingly unaware on how your property is being treated by your tenants, then it’s probably time to move to a property manager that cares and keeps you up to date. The quicker you make that move, the quicker you can go back to focusing all your energy on what you need to do on a day to day basis.
